5/30/2024 Update:
Kevin Diamond, Managing Partner and Principal Architect at The Providence Group (Dustin Dezube is the other Managing Partner) attended the Historic District Commission (HDC) meeting on April 15, asking for preliminary application discussion of the company’s intention to subdivide the 29,961 square-foot lot at 64 Angell Street into five parcels, leaving the historic Captain George Benson House (1794) where it is, and adding four additional single-family residences at the corners of the large lot (by right the lot can be subdivided as long as each property is at least 5,000 square feet). On May 15, the HDC held a special meeting on-site at 64 Angell Street so that the HDC could issue an advisory opinion on this potential development to the Planning Department. At the meeting – which was held inside of the home’s musty garage due to light rain – HDC members’ comments indicated that the developer would not likely find support for the approval of all four new residences, but that there may be support for one, or possibly two, new homes on the lot. The developer is considering possibilities for a revised development proposal for the site.

This Wednesday, May 15 at 4:30 pm, the Historic District Commission will hold a special meeting on-site at 64 Angell Street. Full agenda.
The Providence Group (Dustin Dezube, Managing Partner) has preliminary plans to subdivide the 29,961 square-foot lot at 64 Angell Street into five parcels, leaving the historic Captain George Benson House (1794) where it is, and adding four additional single-family residences at the corners of the large lot (by right the lot can be subdivided as long as each property is at least 5,000 square feet). The property is in the city’s College Hill Local Historic District and the federally designated College Hill National Register District.
HDC staff’s preliminary opinion is that the addition of one house at the northwest corner of the lot would be appropriate, the addition of houses at the southwest and northeast corners would be possible, and that the addition of a fourth house on the southeast corner is problematic. The meeting on May 15 was called so the City Plan Commission’s Administrative Officer can receive an advisory opinion from the Providence Historic District Commission on this proposal, particularly its consistency with the Comprehensive Plan and its impact on the built environment. We encourage all those interested to attend, as public comment at this on-site meeting will be taken.

PPS will be working in concert with the College Hill Neighborhood Association to learn more about this development and request a community meeting with the developer. We hear that the developer may return to HDC as early as May for a follow-up discussion.
