Parcel 8/8a — I-195 District
On November 9, the I-195 Redevelopment District Commission approved revised concept plans for BankRI’s headquarters and commercial-residential space on Parcels 8/8a. The project will move forward with some conditions to a one-part Final Plan Review. You can review the proposal on the Commission website under “November 9, 2022.”
10/25/2022 Update:
Last week, the I-195 District Commission meeting included Concept Plan Review for three projects within the district: Parcel 8/8a – D+P/Truth Box; Parcel 9 – Pennrose; and Parcel 25 – Ancora/GRE, the proposed new public health lab (see image). The proposals can be found on the Commission website under “October 19, 2022.”
The I-195 Commission has evolved their review process to be a two-part Concept Plan Review (with a vote at the 2nd hearing) and one-part final plan review and vote. All three stages of public meetings include written and oral public comment. The three projects above are on the same track and their next meeting will be for Concept Plan Review #2 and a vote by the commission.
9/28/2022 Update:
Last week, the I-195 District Commission chose D+P Real Estate and Truth Box Inc. as the preferred developer for Parcels 8/8a in Fox Point, along South Main Street between Pike and Tockwotton Streets. The team brought on Perkins Eastman and Thornton Tomasetti to redesign the mixed use development (residential and commercial, including a corporate headquarters– only the fourth built in Providence in 30 years). D+P and Truth Box are also behind the adjacent Parcel 6 development currently underway that will provide residences (including workforce housing) and a Trader Joe’s.

The I-195 District Commission is nearing a decision on a preferred developer for Parcels 8/8a on the east side of the district. Our Planning & Architectural Review Committee has reviewed both proposals – by two local development teams – and PPS submitted this comment letter to the Commission in July. Two local development teams are vying for adjoining Parcels 8/8a on S. Main Street between Pike and Tockwotton in the I-195 District. PPS’ Planning & Architectural Review Committee has reviewed the proposals and will submit a public comment letter to the commission prior to their July 20th meeting; we will make this letter available on our website early next week. The two very different designs and uses can be found on the I-195 District website, under June 22 meeting materials. The commission is expected to take public comment at the meeting.
